Elliott & Co have a proactive lettings and property management service meeting the needs of every landlord. We are there to advise on keeping you in line with any government legislation and any issue that may arise. We offer Let Only, Rent Collection and a Full Property Management Service, plus a rent guarantee scheme.

 

Our fully trained staff have lived or worked in the area for a considerable time, and have a good knowledge and understanding of the property market, they have built our reputation on trust and will always carefully guide our Landlords through each step of the lettings process and advise on the actions to achieve the best rent and look to secure a suitable tenant to minimise any risk.

 

Once instructed we would show the property through our various means and inform you of every offer we receive. Once a tenant that you are happy with has been found, we would reference them through an independent company. As soon as we have received successfully passed references and credit checks, we would inform you, do all the paperwork and the agreement.

 

Once the agreement has been signed, the tenants would then be required to pay one month’s rent in advance and take a 5-week security deposit, which will be registered with the DPS.

 

We would also arrange an inventory and schedule of condition of the property at the beginning and the end of any tenancy to protect your investment.

 

TENANTS

When you decide it is time for a move, there are things you will need to consider. Firstly is budget, what you can afford, and whether you need a house or flat and if you require a garden. Location can be important, do you need to be near a school, place of work or transport etc.

 

Once you have decided, and know exactly what you are looking for and your ideal location, then find properties you wish to view, we will ask for brief details about yourself and register your requirements.

 

When you decide on a new home, there are no tenant fees, there will be a holding deposit of one weeks rent.

 

Each tenant would then be required to complete online full tenant referencing including credit checking. We use an independent referencing company.

 

Once satisfactory referencing is completed and we have your passed reports, we would do the paperwork and the agreement for you to sign. The first month’s rent in advance plus your security deposit must be paid into our account in cleared funds before moving in.

 

We will then arrange an inventory, which will cover all aspects of the property, each room and any items left in the property, we will then arrange a check out at the end to ensure it is fair and accurate.

 

You would then be given an appointment for you to collect the keys to your new home.
