Buying

When you decide it is time for a move, there are things you will need to consider. Firstly is budget, what you can afford, so a discussion with a mortgage advisor is a must to arrange your finances.

 

You can then decide whether you need a house or flat and any other requirements, such as garden or garage. Location can be important, do you need to be near a school, place of work or transport etc.

 

Once you have decided, and know exactly what you are looking for and your ideal location, then you will be ready find properties you wish to view. We will ask for brief details about yourself, your position and if you do have a mortgage in principle then we will register your requirements.

 

We will arrange for viewings to take place at a convenient time for both you and the Vendor. When you have decided to put an offer on a property, we will discuss this with you and put it to the Vendor.

 

All offers will be given by telephone and in writing, giving the vendor your position and potential timescales so that they can make the best decision.

 

Once an offer has been accepted, you will have to instruct a solicitor to act on your behalf, we do have very good local solicitors that we could recommend if you do not have one. We will then produce a Memorandum of Sale with all the details and any conditions to send to your solicitor to begin the legal preliminaries.

 

We will use our expertise to negotiate your purchase through to completion and inform you of all landmark points, contracts being sent, surveys booked, mortgage offers coming in, including any queries you may have until the property is ready to exchange. Then we will be ready to discuss moving dates that are suitable for you.

 

Once the completion date has been agreed with the seller, you will forward your deposit to your solicitor and exchange of contracts can take place, once this has happened the sale is then legal and binding.

 

When completion day arrives, the balance of your monies will be transferred to your solicitor, who will then transfer on to the sellers solicitor. When the sellers solicitor receives the monies in full they will then instruct us to release the keys to you.

 

No keys will be given until the completion has happened and your solicitor is in full funds.
